What July 2026 Prices Mean If You're Buying in Simcoe County
The average Simcoe County home cost $744,131 in July 2026. Here is what that price actually means for a mortgage application:
- Minimum down payment: $49,413 (6.6%). With less than 20% down, CMHC insurance of about $27,789 is added to the loan.

What This Means If You're Renewing or Refinancing
