What June 2026 Prices Mean If You're Buying in Simcoe County

The average Simcoe County home cost $765,157 in June 2026. Here is what that price actually means for a mortgage application:

  • Minimum down payment: $51,516 (6.7%). With less than 20% down, CMHC insurance of about $28,546 is added to the loan.
  • Estimated monthly payment with minimum down: about $4,788/month at the 6.09% 5-year rate reported by TRREB (25-year amortization).
  • With 20% down ($153,031): about $3,949/month — no CMHC premium.
  • Stress test: lenders must qualify you at 8.09% (the greater of your rate + 2% or 5.25%), which puts the required gross household income around $200,000 for an average-priced home with minimum down.
  • Negotiating position: at 31.5% SNLR this is a buyer's market. More listings than buyers — buyers have negotiating leverage on price and conditions.

These are estimates based on TRREB's reported figures — your rate and qualification depend on credit, income and property. Try the payment calculator, check your affordability, or get pre-approved to know your real number.

What This Means If You're Renewing or Refinancing

  • Posted mortgage rates (June 2026): 1-year 5.49%, 3-year 6.05%, 5-year 6.09%. Brokers routinely beat posted rates — never renew at the first offer your bank mails you.
  • Bank of Canada overnight rate: 2.30% with prime at 4.50% — this is what drives variable-rate pricing and HELOC costs.
  • Home values: average prices are 6.7% lower than a year ago. If you're refinancing to consolidate debt or renewing with a high loan-to-value, an up-to-date appraisal matters more than usual — plan the timing with a broker.

Compare options before your term ends: mortgage renewal, refinancing, or the refinance calculator.
