What June 2026 Prices Mean If You're Buying in Simcoe County
The average Simcoe County home cost $765,157 in June 2026. Here is what that price actually means for a mortgage application:
- Minimum down payment: $51,516 (6.7%). With less than 20% down, CMHC insurance of about $28,546 is added to the loan.
- Estimated monthly payment with minimum down: about $4,788/month at the 6.09% 5-year rate reported by TRREB (25-year amortization).
- With 20% down ($153,031): about $3,949/month — no CMHC premium.
- Stress test: lenders must qualify you at 8.09% (the greater of your rate + 2% or 5.25%), which puts the required gross household income around $200,000 for an average-priced home with minimum down.
